Rental Agreement   

*Paid at Gulf Shores Surf and Racquet Club’s front desk: $25.00 per vehicle for parking

Check-In Location: You will need to check-in at 1832 W. Beach Blvd at the front office. This is to register your vehicle and receive a parking registration. The charge of $25.00 per vehicle will need to be paid on-site when you arrive. Parking for guests is only allowed in the parking lot. Only owners are allowed to park under the covered parking. Any vehicle not displaying required parking registration purchased from the front desk ($25.00) on their dashboard, you would be subject to being towed vehicle owners’ expense.

Check-in begins at 4:00PM or later on your scheduled arrival date. Please wait until then to arrive unless advised otherwise.

Check out:  Check out time is by 10:00 am. Your responsibilities before departure is to please leave the property reasonably clean, kitchen items clean and returned to their proper places, and trash disposed of in the trash shuts by the elevators.

 

Deposit: A deposit may be needed to hold the reservation, this can be held as a security deposit or a pre-payment of your rent. Once the deposit and signed rental agreement are received the reservation is considered confirmed. About 15 days prior to your arrival date once final payment is received, we will email you the code to the keyless lock.

 

Cancellation and/or Change to a Confirmed Reservation: Cancellations and/or changes can be made with a 15+ days notice prior to arrival for a $50.00 charge. Refund of the deposit minus the $50.00 will be made with sufficient notice for cancellations. Reservations cancelled without adequate notice will result in a forfeiture of the entire deposit. Changes/cancellations made without adequate notice but that can be re-rented (at full price) will result just the $50.00 charge.  The owner makes the determination that the unit can be re-rented.

 

Management: Our property is privately owned. Our designated representative or we reserve the right to enter the premises at any time for the purpose of inspection or repair.

 

Smoking Policy:  All of our units are Non-smoking units.  Any evidence of smoking inside the unit will be cause for immediate eviction of all parties and forfeiture of any and all deposits, rents paid and additional cleaning fees.

 

Pet Policy: We love pets, however, Gulf Shores Surf and Racquet Club does not allow any guests to bring a pet. Only Owners are allowed to have registered pet(s) at the complex. A pet or evidence of a pet found on the premises, you will have the option to go board the pet or leave the premises immediately. You would forfeiture any rents paid and have to pay additional cleaning fees.

 

Amenities: Complex Amenities availabilities are subject to change without notice (pools, hot tubs, common areas, elevators, and any other common area amenities, infrastructure or equipment). No refunds will be made for unavailable amenities.

 

Maintenance: Every effort is made to maintain our condos in good repair. Once notified, all repairs will be handled as quickly as possible. No refunds will be provided due to inoperable appliances or needed repairs unless we deem you are entitled to compensation.

 

Occupancy: The number of guests, including children, is limited to the sleeping capacity indicated. Exceptions may be made for infants under the age of 2.  You must be 25 years old to Rent. Underage individuals are not permitted to rent. Guests under the age of 25 must have direct adult supervision at all times when on rental premises. Absolutely no unit will be rented to vacationing students by the parents who are not accompanying underage individuals and staying in the unit with the students the entire length of the reservation. No motorhomes or campers are permitted to hook up to the utilities on the property of Gulf Shores Surf & Racquet Club. Any reservations obtained under false pretense or violation of any item in this agreement will be cause for immediate eviction of all parties and forfeiture of any and all deposits and rents paid. 

 

Providing a Family Environment: A family atmosphere for the quiet enjoyment of all guests must be maintained. No sororities, fraternities, school or civic groups are allowed. No loud parties, loud gatherings, illegal activities or disorderly persons are allowed. Violations will be cause for immediate eviction of all parties and forfeiture of any and all deposits and rents paid.

 

Grilling: Fire department regulations prohibit the use of grills on balconies; we have six BBQ grills by The Lagoon and Pier.

 

Liability: By renting this property you are assuming all risks and liability for any damage done to persons or property, agents, employees, or visitors occasioned by the present or future condition of the premises both latent and manifest. We will not be responsible for accidents or injury to guest(s) or loss of money or valuables of any kind. You will be held responsible for any damages you or your guests cause to the property. You will have to pay for the cost to repair or replace any item(s) damaged or destroyed plus any additional cleaning fees if incurred. Upon discovery of damage and you still have time left on your stay, will be cause for immediate eviction of all parties and forfeiture of any and all deposit and rents paid.

 

Hurricane Policy: We will refund unused days in the event of a MANDATORY evacuation in our area. The day the mandatory evacuation is issued we will refund to currently registered guests any unused portion of the rent from the time they checkout of the property. Guests scheduled to arrive during a mandatory evacuation may shorten their stay to come in after the evacuation is lifted and they will be refunded any unused portion of the rent. If you choose to cancel your reservation prior to your trip, we will refund also. However, if no mandatory evacuation hurricane warning is issued specific to the Gulf Shores/Orange Beach area, and you choose to cancel your reservation you could incur the forfeiture of your deposit.  Each cancellation will be evaluated on a case-by-case basis.

 

Evictions: Evictions of Guests will follow the procedures set forth in the City of Gulf Shores Ordinance, Chapter 11,Criminal Code of the Code of Ordinances, adopted July 24, 1989, and amended February 22, 2016 with the addition of the Article VIII, EJECTIONS OF UNDESIRABLE GUESTS FROM VACATION RENTAL UNIT.

 

Your Signature or electronic signature certifies that you have read this agreement in its entirety, understand and agree to abide by it. Your signature also certifies that you are an adult over 25 and financially responsible for any damage by you, anyone in your party or visitors present during your occupancy dates.
